Attention Agents, I know what I'm about to say sounds ridiculous, but learn from it. I recently sold a two year old, $300,000 home in our area that had no phone service. It seems that when the home was nearing completion, the company that was hired to black-top the driveway covered up the phone lines. The initial owner only lived in the home on weekends, so he used his cell-phone.....and never called Verizon to have his land-line activated. He had NO IDEA that there was no phone system connected to the home. The initial owner listed the home with me. When the purchaser called for all the utilities to get transferred to her, she found out that there was no phone line. Long story short, I've got a buyer who is NOT happy and a seller who is not at fault at all......and no builders' warranty left. Where does the blame lie? Do we, as Realtors, need to start testing phone jacks when we list a house? This one might get ugly before it's settled. Any words of advice? DonBellodr@aol.com
