Making An Offer on Your Dream Home

You found the home you love, and it's time to make an offer. What should you consider to be sure you effectively negotiate?

Neighborhood -- How does it compare to other homes in the neighborhood? Is it "in line" or vastly different on the plus or minus side? Your Realtor will be able to offer insight about comparable values of neighboring homes.

Condition - - Look at the structure from roof, windows and walls to the foundation and floors. Are there wall or foundation cracks or other signs of potentially expensive repairs? Will you need to invest in new flooring or carpeting? You will want to factor in these expenses to keep your home investment in line with others in the area. Are electrical switches, appliances and plumbing fixtures in good working order? Finally, is the yard in good shape? Installing sprinkler systems or re-sodding can add considerable expense.

Home Improvements -- Room additions and other major improvements should influence your offer price, but "personal taste" items such as pools, Jacuzzis or expensive window treatments should be discounted.
Discuss any concerns and rely on your Realtor give you guidance in arriving at your offer price. And be sure to "Ask if your agent is a REALTOR, a member of the National Association of REALTORS".
